Garden Land Valuation
People consider buying garden land for many reasons, sometimes as a “stand alone” building plot but often to enhance the value of an existing property either by extension or by simple acquisition of a garden as valuable outside space. If the land concerned is not demised under a lease then the buyer will usually approach the freeholder directly.
In the case of flats, sometimes one flat owner will wish to buy garden land from another within the same building or development. Such a transfer will usually also require the co-operation and participation of the freeholder for which a premium is likely to be demanded.
A garden land valuation should be obtained to establish the premium (price) payable to the vendor and/or the freeholder both for the acquisition and also for any required consent.
The leaseholder or leaseholders and the freeholder may obtain their own, separate, valuations but often it is far simpler and more cost effective to commission a single valuation on a jointly instructed basis.
