Types of Home Buying Surveys
Not all home buying surveys are the same, and the one you need will largely depend on the type of property, age of the property, condition of the property and also if there have been any alterations or you are thinking of altering the property.
Building / Structural Survey
The Building / Structural Survey is the most thorough survey you can get. Generally it is suitable for most properties especially if it over 50 years old, in need of modernisation or it has been altered or you are thinking of alerting it in any way. It offers a bespoke, comprehensive analysis of the structure and condition of the property Lists defects and advises on repairs and maintenance.
RICS HomeBuyer Report
The RICS HomeBuyer Report is suitable for simple, traditional properties that appear in reasonable condition, have not been altered and are generally under 50 years old. It Includes an opinion of market value. It identifies what the Surveyor considers to be the most important issues and applies a condition rating “Traffic light rating” to the defects identified.
Snagging Survey
A snagging survey is aimed at new build properties and can be taken out prior or after purchase. The purpose of a snagging survey is to identify defects or “snags” caused by poor workmanship or equipment in your home.
