After studying Urban Estate Management at Westminster University and later completing an MSc at City, University of London in Real Estate Finance & Funding in 2003, Amit began his London property career at JS Real Estate PLC in the asset management and acquisition team before Warner Estate Holdings PLC purchased them. He then moved to Rapleys, focusing on the sales, strategic site acquisition and valuation of residential-led development land for landowners. From 2007 to 2015, Amit worked for Levene Chartered Surveyors, Copping Joyce LLP and Lee Baron, focusing on a broad range of assets for traditional High Street Banks (Barclays/ Lloyds and HSBC) valuing from industrial warehouses to consented mixed-use development land for loan security. He then worked for Avison Young for five years, where he was quickly promoted to Associate Director, helping them secure and maximise revenue from lenders such as Santander PLC, Close Brothers, and Investec. As Managing Surveyor at Capital Chartered, he aims to use his experience in various markets, primarily in London and the South East, to provide a highly professional, unrivalled and bespoke Chartered Surveying service covering most types of asset classes.

Hugh qualified in the Incorporated Society of Valuers & Auctioneers in 1987, becoming an active member of the Society. In 2000 Hugh completed a further two years of Study at the College of Estate Management (now University College), passing a diploma in Arbitration and becoming a member of the Chartered Institute of Arbitrators in 2001. Hugh began his London property career as a commercial agent at William Willett in Sloane Square before moving to LSH. He then moved to J Trevor & Son, further developing his experience in valuations and lease advisory. A move to Cluttons saw a change in focus to property management and leasehold reform before leaving to head up the professional department at Smith Melzack in 1998. In 2002 Hugh joined Colliers CRE as an Associate Director in the Out of Town Retail Department, undertaking rent reviews on retail warehouses and drive-through restaurants across the UK. In 2005 he joined Stiles Harold Williams as Director and Head of the London Professional Department, focusing on a broad range of valuations for all High Street Banks. At Capital Chartered, Hugh uses his experience of various markets across London to provide effective Chartered Surveying services covering most types of asset classes, with specific emphasis on valuations for Probate, Single Joint Expert (SJE) valuations for dispute and family (Divorce) purposes as well as market rent valuations on schools, dentists, retail and industrial property.

London Market Overview – February 2019

Updating the London Residential property market is now virtually a daily necessity particularly after the recent so called “Valentine’s Day Massacre” and the defection of seven Labour MP’s. The Prime Central London market and the market in near Prime/Prime Outer London areas remain subdued. As Brexit becomes ever more chaotic and our bickering politicians concentrate on their own careers rather than finding any kind of consensus the adverse effects are being acutely felt throughout the country but nowhere more so than in Prime Central London and Prime Outer London.

With the Prime Ministers deal being voted down and the uncertain ongoing discussions regarding the Northern Ireland backstop it seems that we are now even further away from an agreed post Brexit roadmap which continues to dampen investor and potential home owner’s sentiment. As a result average annual prices in December for Prime Central London fell by 6.0% in the month and 10.2% in quarter four 2018. In all of last year there were only 3,514 recorded transactions in Prime Central London which represents fewer than 68 sales a week which equates to a fall of 16.4% over the year which is even below the previous all-time low seen during the Global Financial Crisis. Conversely, however, from a buyers perspective this period of low competition and suppressed prices represents an excellent opportunity and the fundamentals that underpin the desirability of Prime Central London as a global destination have not changed.

In near Prime/Prime Outer London area’s transactions for 2018 amounted to just under 87,000 a drop of 7.1% over the year. Sale volumes in the capital as a whole have now declined for four consecutive years amounting to an overall fall of 27%.

We have deliberately kept this Market Overview short as every day the situation changes. What is however true is that those who still believe in the fundamentals that underpin the desirability of Prime Central London have at the present time the opportunity to acquire properties at material discounts with the potential for significant uplift in the medium to long term. This, however, requires ready finances and a steady nerve and it is also true to say that the current political climate is not at all conducive to Developers undertaking bold new ventures with no certainty as to what might happen to build costs going forward.
