Common Desktop Valuations Undertaken Include:
- Capital Gains Tax: Government has changed the rules in respect of Capital Gains Tax assessment over the years and HMRC uses both 1982 and 2015 as rebase dates from which Capital Gains Tax can be calculated.It is often the case that property assets have been sold on and that the valuation required cannot be composed based on a site visit as access to the property is often impossible. In such cases the use of local knowledge and available databases along with an external observation, if applicable, can allow an accurate valuation to be established.Rebase date as at April 2015. Whilst this is a more recent date it is still often the case that properties have been sold on and access is often not possible. However, modern databases and the internet allow much more detailed information to be gathered and again an accurate desktop valuation can be provided to clients.
- Inheritance Tax/Probate: Inheritance Tax Valuations (or Probate Valuations) are often needed on a retrospective basis or when a property has been disposed of and as with Capital Gains Tax Valuations we can provide accurate valuations using information available on the internet and from various databases available to us.
- Internal Audit Valuations: Companies and Trusts that own property typically need these properties revalued every two years. Where we have carried out the original valuation then updating that valuation is relatively straightforward and can be undertaken on a desktop basis.If the asset has not been previously valued then subject to adequate information obtained from the client and available data bases, this is a service that we can usually provide.
- ATED Valuations: It continues to be a requirement that ATED valuations must be submitted annually where properties are held in corporate or similar structures. Very often we can undertake desktop valuations as the property’s ATED obligation is banded so there is a greater degree of valuation flexibility.
- Auditing: Analysis can be undertaken on a desktop basis where a valuation has been previously carried out by another firm.Where such a valuation has been provided for a particular purpose and for example, there is some doubt as to its veracity, we can analyse the report and valuation provided and offer clients our opinion.

- The valuation is produced by a Chartered Valuation Surveyor.
- We gather the appropriate information required (floor plans, leases, title plans photos etc..)
- Detailed research on current/retrospective comparable evidence is undertaken using our comprehensive databases, historic data sources and tools.
- A detailed written RICS Redbook Valuation report is provided.
- If it’s for taxation purposes then we are very familiar with HMRC’s reporting requirements as one of the directors used to be a valuer for HMRC
- Post valuation support is provided by phone and email.
